PROFESSIONAL DISCLOSURE: In accordance with state and federal law as well as professional guidelines, Middleburg Title, LLC performs or causes to be performed for real estate closings, tax sales and collection matters, for all 46 South Carolina counties, legally compliant title examination products, tax sale searches, bankruptcy (PACER) searches, death searches, probate searches, and SCRA searches (all in accordance with all state court rules and statutes, e.g. Rule 11(a), SCRCP, the South Carolina Unauthorized Practice of Law statutes, and the South Carolina Lis Pendens statute). More specifically as to the real abstracts/title searches, the Supreme Court of South Carolina has ruled that the preparation and/or accomplishment of such title searches constitute the practice of law and may be conducted only under the direct supervision and oversight of attorneys licensed to practice law in South Carolina. See, e.g., Doe Law Firm v. Richardson, 636 S.E.2d 866, 371 S.C. 14 (2006); Ex Parte Watson, 589 S.E.2d 760, 356 S.C. 432 (2003); Doe v. McMaster, 585 S.E.2d 773, 355 S.C. 306 (2002); State v.
